What it does
TenantTrail is for renters who want their security deposit back. You record a move-in or move-out inspection room by room, with a condition and a timestamp on every photo. When you need it, the app builds a PDF condition report you can send to your landlord or keep for small-claims court.

Move-in and move-out inspections
Create an inspection for either date, with the property address, landlord, your name and the deposit amount.
Room-by-room evidence photos
Add photos from your library, assign each to a room, mark it Good, Fair or Damaged and add a caption.
Timestamps and optional GPS
The capture time is always recorded. You can turn on GPS stamping, and the location stays on your phone.
PDF condition report
Export a rental condition report with a cover page, your photos with their timestamps, a certification and a signature line.
Nothing leaves your phone
No account, no ads, no tracking. The app has no network code, so your photos and records stay on your device.

Start a new inspection
Tap New Inspection, pick Move-In or Move-Out, and fill in the property, parties and deposit.
Add photos room by room
Tap Add Photo, choose a picture, then set the room, the condition and a caption on the Add Evidence screen.
Export the PDF
Tap Export PDF to build the rental condition report and send it with the iOS share sheet.

How much does it cost?
The download is free. The free tier covers one property with up to 20 photos. Full Unlock is a one-time $4.99 purchase that adds the PDF evidence report, unlimited properties and unlimited photos. It is not a subscription.
Where are my photos stored?
Only on your iPhone. The app makes no network requests, and the PDF goes wherever you choose to send it.
Do I need an account?
No. There is no sign-up and no login.
Is the report legal advice?
No. TenantTrail is a personal documentation tool. The report is your own record of the property's condition.
I bought Full Unlock on another phone. How do I get it back?
Tap Restore Purchase in Settings while signed in with the same Apple ID.
